DMPM aims to fully unburden investors looking to invest in the Dutch mortgage market. With its team of highly experienced and knowledgeable mortgage professionals, DMPM provides its services mainly to large institutional investors. 

DMPM provides investors with the following investment management services:

Lender of Record

For the different investment structures under management of DMPM, DMPM performs all activities in respect of the relevant lender of record such as management activities, accounting and regulatory compliance, including obtaining and maintaining the required Wft licenses (2:60 and 2:80). On behalf of each lender of record, DMPM is formally responsible for product approval and continuous monitoring of the product characteristics and relevant market developments.

In addition DMPM is responsible for outsourcingsmanagement to the services provided by third parties among with its sister companies ROMEO and Quion.

Portfolio origination

DMPM sources mortgage loans tailored to an investor's investment criteria, such as duration, risk appetite, redemption type, ESG preference and return. The investor and DMPM agree on a set of predefined eligibilty criteria for the loans to be originated. DMPM is responsible for the monitoring and quality management of the underwriting process. Investors can decide to benefit from DMPM's lenders of record with their required Wft licenses (2:60 and 2:80). Thus releasing the investor of its obligations towards consumers.

Portfolio management

All management activities in relation to the pipeline and mortgage loan portfolio, including underwriting & credit decisions and interest rate setting. Furthermore, DMPM performs all activities in relation to allocation of mortgage loans to investors (in case of collective mandates) and cash & collateral management.

DMPM's operational responsibilities are all covered by the ISAE 3402 framework.

In addition, DMPM is also able to provide its services to investors that have already built up a portfolio of Dutch mortgages or would like to invest in existing portfolios.

Master servicing

Through its state-of-the-art reporting dashboard and additional tailored reports, DMPM provides its investors with all information required to monitor and report on the performance of both the pipeline and mortgage loan portfolio. In addition, DMPM can provide additional services such as performance benchmarking and portfolio valuation. DMPM is also responsible for subservicer oversight and quality assurance by Blauwtrust Groep's entities ROMEO and Quion.

Advisory and structuring

DMPM assists investors in determining which combination of type of mortgage exposure and investment solution best matches its investment objectives. Through its dedicated structuring team, DMPM is able to ensure seamless transaction structuring before entering the investment management phase. 

DMPM also regularly assists investors in analysing opportunities and the execution of the purchase or sale of Dutch mortgage portfolios.
